With the current recession bringing all new construction schemes to a halt, 2012 will see no new office space in London, according to leading international property consultant King Sturge. Projects like the “Cheesegrater” by British Land and the “Walkie Talkie” by Land Securities have been put on hold due to the ongoing meltdown. A number of other projects have either been postponed or have been cancelled altogether.

The current availability of ample business space left vacant due to large number of staff reductions brought about by the financial crisis and recession has further created a problem for the future. Approximately 58,000 employees from major banks and insurance companies were sent home last year, leading to a glut of existing desk space in London. Industry sources say the estimated available space today is nearly equal to 20 Gherkin Towers, but all of it may fall short within the next three years due to a revived economy and the suspension in new constructions at present.

Factors like new environmental regulations, rising costs, dwindling demand for office space, risk of holding empty property and the credit crunch have meant that builders are stepping back and re-assessing their projects. On an average, London gets an additional 2.2 million square feet of new office space every year. However, the current year is not likely to see any major additions other than the Heron Tower. Even Spanish developer Metrovacesa has chosen to pay a heavy penalty than complete the purchase of a site in London.

Thus, in 2012, when the demand for office space rises, there would be no new space available, and this would lead to a rapid rise in rentals. Estimates from King Sturge indicate that rents in London may go as high as ₤47.5 per square foot in the next three years.

In order for your online business to succeed you must get targeted traffic to your website. No matter what product or service you are selling, if you don’t make sales you won’t be in business for very long!

One of the best ways to get targeted traffic to your website is through Pay Per Click Ads. If you have spent any time surfing the world wide web or used search engines to seek out a particular keyword or phrase then you have more than likely seen Pay Per Click (PPC) ads. Two of the most popular PPC’s are Google Ad words http://www.google.com which are featured prominently on many websites on the net and Overture http://www.overture.com which list sites in search engine results like Yahoo, AltaVista, MSN, etc, across the net. However, there are literally thousands of PPC search engines on the web today to choose from.

PPC ads offer a way to attract relatively cheap targeted traffic to your website and product or service. Here is how PPC ads work.

You bid on specific keywords or key-phrases to have your search engine listing or short ad come up when people search for that specific keyword. For example, if you are selling Golf accessories, you would bid to have your site ad come up when a person searches for “Golf Clubs”. If the person sees your ad and is interested and they click on it and you simply pay your bid amount. That is targeted traffic.

You may bid $1 to get listed at the top of the search result, but your competitor could then bid 1.05 and outbid and move ahead of you. This does happen unless you are able to bid on less popular search terms that your competitors do not and still many people use.

Bids for the top positions vary from pennies to a few dollars, but most PPC search engines have keyword suggestion tools to help you find keywords and their search results to suit your budget. You may bid on as many keywords as your budget can handle. A general rule of thumb would be to aim for one of the top two positions for keywords with low bid searches and aim for top 5 for keywords with higher volume searches.

You must be careful though to bid within your means! PPC’s are all about conversion rates. For example, if your conversion rate is 2 visitors per 100, and you make $10 per sale. Your maximum bid would be the following: conversion rate x profit per sale. In this example, it would be .02 X $10= 20 cents You should bid 20 cents or less to be profitable. This is something you must figure out on your own if you are using PPC’s for the first time in order to be successful.

Finally, your ad should follow certain guidelines. You want to describe your product or service in your ad as precise as possible. Remember you are not looking for “tire kickers” because you are paying for their click whether they buy something or not! Link the ad to the specific product or service you are selling instead of sending prospects to your home page so the prospect does not have navigate to find what they clicked on originally. Try to include the keyword in the title or description. Statistics have shown this method to produce higher clicks. Good Luck!

So I’m sitting in my office one day and mind you at the moment I didn’t have a helper to screen my call for me and don’t you know it, I get a telemarketer.

See, I used to be in a few network marketing programs and I know how hard it is to get rejections on the phone. Some of us take it very personal and some just don’t care. But I assert you this, whichever one you are, cold calling isn’t an easy business.

When someone calls me to sell me something I will only talk to them if they too will listen to a promotion I’m offering, only fair right? You’d be amazed at how many won’t listen to you so why would you listen to them?

I make it a point to tell them that my specialty is promoting and if they want to have any of my time, they will have to listen to me 1st. No exceptions.

So one day, I get this call from this really nice guy who completely understood my deal and accepted to hear what I had to say. Usually, I will pick one of my clients and and only promote that one client to the other person on the phone. Trying to promote 2 or more at a time is like road kill, you don’t want to confuse the other person.

With this conversation on the phone with this telemarketer I explain to him that I have a client in the Transport industry and he deals with all kinds of shipping services. What I usually do is ask the other person on the phone if he can recall anyone who mentioned to him that they needed to ship something!!!

With that, this gentlemen on the phone says “I’m actually looking into shipping a small package overseas”. Now, I’m fully aware that he can just say whatever he wants and possibly get me to finally listen to him so I immediately conferenced him with the transport company to give them his contact information so that they can send him an information package.

Once the call was complete, I returned the favor for allowing me to discuss one of the promotions my company was taking care of and asked the gentlemen to explain what it was he was calling for. It turns out that he was trying to sell a magazine subscription for health issues. I told him that I wasn’t interested but I had a client who was in the health industry so I gave this gentlemen my clients information to contact him

Going back to the transport company, it turned out that the telemarketer actually did take their services and in return the owner of the transport company took a year subscription of the health magazine I told you about!

Now that’s not often it happens like the way it did but just remember that telemarketers are people as well and they too also know other people. There’s a great book that I feel is of the best on this type of promoting and anyone committed to their sales should read it…

One of the clients I work with has only had a website for a
couple of years now. When we first set his website up, he was
just about to place ads in all the local phone books. Knowing
this, the first thing we did was get him a domain, so he could
go ahead and put it in the ads. Of course, the site was done in
plenty of time for the actual release of the phone books.

Over time, this particular client has shifted more and more of
his advertising towards his website. He used to put coupons in
the phone book ad, and it definitely cost him. Now, for a
fraction of the price, he puts his coupons online. And the great
part is, he can change them at any time.

As I understand it, at least one of the phone books he
advertises in charges extra for letting him put the website’s
address in. Still, it saves him money because he doesn’t include
the coupons anymore.

Not only that, but the website is, of course, much more
flexible. Any ad you place is then out there forever. I would
encourage you not to use specific prices in your advertising.
Instead, direct potential customers to your website, where they
can get up-to-date pricing information.

Of course, you can fit much more information on your website
than you ever can in a phone book ad, or just any print ad. On
the web, you’re not limited by physical space. You can include
enough information about yourself and your organization that
people feel like they already know you by the time they contact
you.

Naturally, you have to balance all this with a good-sized, eye
catching phone book ad. Let’s face it, people will still be
using the phone book. You just need to get those people to your
website.

So when it’s time to place another ad in the phone book, take a
small chance. Still make the ad eye catching, but direct people
to your website for all the details. Then make sure you find out
how new customers found out about you. If they say the phone
book, ask them if they visited your website. Chances are, they
did. If no one did, then go back to advertising the traditional
way.
